Rural Homes & Bayshore Properties

Fortescue

Small coastal homes, cottages and waterfront properties close to the Delaware Bay. Flood-zone, elevation and insurance review are especially important.

Newport & Dividing Creek

A mix of older village homes, rural lots and larger acreage properties, with wells/septic or changing utility conditions depending on the parcel.

Gandy’s Beach & Money Island

Highly coastal settings shaped by tides, marsh, shoreline protection and resilience projects. Site-specific due diligence is essential.

Infrastructure

Fortescue Sewer Project

Downe’s major sewer project is changing utility conditions in the bayfront communities. Phase 1 centers on Fortescue, with Gandy’s Beach planned as the second phase. Township resolutions show sewer-project payments continuing into August 2026.

For buyers: Do not assume a listing’s water, sewer or septic description is current. Confirm connection status, assessments, permits, service availability and any required work directly with Downe Township and the utility provider for the exact property.
